A family falls in love with a place on a few acres outside town. Then their bank says something like "we'll only lend on the house and 10 acres" or "we can't count the shop in the value" - and suddenly the deal wobbles. If that's happened to you, you're not doing anything wrong. Acreages are just a different animal. Here's why banks get weird about them:
Here's the honest truth: acreage deals are where a broker earns their keep. Which lender counts the outbuildings. Who's fine with a well and septic. Who'll lend past the first few acres. After 25+ years out here, I know which lender says yes to which property - including the ones other brokers can't place. If you're looking at something rural this year, do yourself a favour: send me the listing before you write the offer. I'll tell you in plain English how lenders will see it - so there are no ugly surprises on day 25 of a 30-day condition. |
