Quick rate update: on December 10th, the Bank of Canada held steady at 2.25%. The economy is showing signs of resilience — GDP grew 2.6% in Q3, unemployment dipped to 6.5% in November, and inflation is sitting at 2.2%. The BoC signaled they're comfortable where rates are for now, with most economists expecting stability heading into 2026.

Your Year-End Mortgage & Money Checklist

Before 2025 wraps up, here are four smart moves to make before December 31st:

☑️ Max Out Your FHSA — Deadline: December 31
If you have a First Home Savings Account, contribute up to $8,000 before year-end to claim the tax deduction on your 2025 return. If you haven't opened one yet and you're a future first-time buyer — open it today. Your contribution room only starts when the account exists. Every year without one = $8,000 lost permanently.

☑️ Check Your Renewal Date
If your mortgage renews in the first half of 2026, start the conversation now — not when the bank sends you a letter. I can often begin shopping your rate 120 days before renewal. That gives us time to find the best deal without rushing.

☑️ Use Your Prepayment Privileges
Most mortgages let you make a lump-sum payment of 10-20% of your original balance each year. This goes 100% toward principal — no interest. If you have extra cash from a bonus or savings, a lump sum before December 31st can shave months or years off your mortgage. Check your mortgage agreement or call me and I'll look it up for you.

2025 Rate Recap — What a Ride
|
It's been quite a year for interest rates. Let me walk you through what happened and what it means heading into 2026.

📉 The 2025 BoC Rate Timeline:
| January 29 | Cut 25bps | → 3.00% |
| March 12 | Cut 25bps | → 2.75% |
| April 16 | Hold | 2.75% |
| June 4 | Hold | 2.75% |
| July 30 | Hold | 2.75% |
| September 17 | Cut 25bps | → 2.50% |
| October 29 | Cut 25bps | → 2.25% |
| December 10 | Hold | 2.25% |
Four cuts in 2025. Total drop from the 5% peak in 2023: 275 basis points.

What made 2025 unusual: the year started with cuts, paused through the spring and summer as U.S. tariffs and trade uncertainty dominated the headlines, then resumed cutting in the fall as the labour market softened and inflation came back to target. GDP contracted 1.5% in Q2 before bouncing back 2.6% in Q3. It was a volatile year — but the net result is that borrowing costs are dramatically lower than they were 18 months ago.
Looking ahead to 2026: most economists expect the BoC to hold at 2.25% for an extended period. The next decision is January 28th. Unless something unexpected happens with the economy or trade, rates should stay stable — which is great news for anyone buying, renewing, or refinancing in the new year.

This time of year, I think a lot about the conversations people avoid. The credit card bill that keeps growing. The mortgage renewal letter sitting unopened on the counter. The retirement worries that keep someone up at night.
Financial stress is one of the heaviest things people carry — and one of the things they're least likely to talk about, even with family.
