This Month

New Office, Same Commitment — and Rates Keep Falling

Hi there,

I've got some personal news this month, a summer buying strategy most people miss, and a small request at the end. But first — the Bank of Canada held steady at 2.75% on July 30th. That's after six cuts since last June, down from a peak of 5%. Rates haven't been this low in two years, and there are strong signals more cuts could be coming this fall.

It's a good time to be shopping for a mortgage. Let me tell you what else is new.

I've Moved My Office to High River

After 25+ years serving Southern Alberta, I've planted my flag in High River. My new office is at 614 High View Park NW, and I couldn't be more excited about it.

Why the move? Simple — it puts me closer to the communities I serve most. Okotoks, Diamond Valley, Foothills County, Nanton, Claresholm — these aren't just towns on a map to me. They're where my clients live, raise their families, and build their futures.

And to be clear: nothing else changes. Same phone number. Same service. Same access to 20+ lenders. I still serve Calgary, Airdrie, Cochrane, Lethbridge, Red Deer — all of Alberta. If you've worked with me before, everything stays exactly the same. I'm just closer to home.

I'm excited about the change — my office looks out onto the Highwood Golf Course, with deer wandering through the yard most mornings. It's a far cry from a downtown cubicle, and honestly, it's the most relaxed I've ever been at work. Turns out that's good for my clients too — clear head, no rush, full attention on you.

Summer Is Real Estate's Best Kept Secret

Everyone talks about spring market. But savvy buyers know that July and August are quietly one of the best times to buy a home.

✅  Less competition. Many buyers take the summer off. Fewer offers on each listing means more negotiating power for you.
